Commercial Submittal Requirements

Applicable codes are required to be notated on plans. Building Codes, Amendments & Division Policies

In order for your permit application to be reviewed and processed properly, the following construction information must be provided. Note: “Preliminary” and/or plans shown as “Not for Construction” or similar are unacceptable.

Submit to External Agencies

• Submit plans separately to South Metro Fire Rescue. Click here to submit Construction Documents to South Metro Fire Rescue

• Submit to the appropriate Health Department if your project includes:

  - Restaurants, grocery stores, and food service establishments.

  - Childcare facilities, schools.

  - Swimming pools.

  - Body art facilities.

  - Special or community events serving food (e.g., fairs, carnivals, farmers markets, outdoor movies).

Address

• Include the project address on each document.

Code Analysis

• A Sheet Index on the title sheet listing all sheets included with the submittal.

• Plan of exiting conditions.

• Statement of code version(s) used in analysis.

• Use and Occupancy Classification.

• Construction Type.

• Building’s occupant load and any associated calculations.

• Intended energy compliance path as required by IECC Chapter 4.

• Number of stories and height of building.

• Allowable area calculations, including justification for any area increases.

• Identification of new and existing fire suppression systems.

• Plumbing fixture counts with spacing diagrams and proposed new counts.

• Life Safety Plan showing exit routes, lengths, exits, exit discharges, stairs, ramps, elevators, etc.

• Site Plan is required for changes in use, exterior changes, street access modifications, or curb cuts. Provide North Arrow.

Architect’s and Engineer Seals

• The seal of a Colorado Registered Architect is required. A Colorado Professional Engineer seal is required on structural, mechanical, electrical, and/or plumbing components.

Construction Plans

• Plans shall be dimensioned, drawn to scale, and clearly show all proposed work.

• Scaled Architectural and Structural Plans – sealed by a State of Colorado Architect or Engineer.

• A scaled floor plan.

• Size, span, and spacing of all structural and framing members (sealed by a Colorado PE only – Architect seal not accepted).

• Identified use, location, and size of all rooms.

• Size, location, and type of all doors and windows with SHGC and U-factor details.

• Size and location of all stairways, including rise/run, handrail, and headroom clearance.

• Type of insulation, insulation value, and flame spread rating of insulating materials.

• Fire-rated wall locations, construction types, and approved assemblies.

Electrical Plans

• Sealed by a State of Colorado Professional Engineer.

• Floor plan showing location of all receptacles, switches, lights, alarms, fans, etc.

• Service panel location and load calculations.

• Emergency and exit lighting layout.

• Photometric study and cut sheets for exterior fixtures.

• IECC compliance evidence.

• One-line diagram with load and fault current calculations.

• Service entrance details (new construction).

Mechanical & Plumbing Plans

• Sealed by a State of Colorado Professional Engineer.

• Show size, location, and type of all fixtures, appliances, piping, vents, traps, backflow, etc.

• Isometric drawings for plumbing and gas piping.

• Equipment schedules with performance data.

• Manuals J, S, and D.

• Evidence of IECC compliance.

• For rooftop units, provide structural details confirming load and screening compliance with Municipal Code Title 10.

Energy Code Compliance (IECC)

• Identify room use, size, door and window dimensions (include SHGC/U-Factor).

• Stair and handrail details, insulation types and ratings.

• Thermal envelope and air barrier locations.

• Identify IECC C406 additional efficiency requirements.

• Identify compliance method: Prescriptive or Performance.

• Prescriptive: Provide sufficient plan details and inspection acknowledgment from City.

• Performance: List compliance firm(s) and acknowledge inspection/reporting requirements.

• Show compliance with one of the following:

  - Prescriptive R-Value / U-Factor;

  - Prescriptive Component Performance Alternative;

  - Simulated Building Performance; or

  - Energy Rating Index.

Asbestos Requirements

• Contact CDPHE: 303-692-2000 or 303-692-3100 for abatement information for buildings built before 1988 or visit Colorado Department of Public Health & Environment

Community Development Engineering Division

• Contact: 303-795-3868 for grading, right of way, sewer, traffic, floodplain.

• Denver Water Fees/Application: 303-893-2444.

• New or existing sewer tap details.

• If new sewer tap is required, use the property address to find the Sanitation District.

• Sanitation District is paid first, then City of Littleton.

Additional Permits and Licensing may be required depending on project scope
